YES: WE ARE IN THE RENTAL BUSINESS, NOT THE COLLECTION BUSINESS AND WE KNOW THAT IF YOU ARE HAVING CREDIT PROBLEMS THEN THAT WILL CARRY OVER TO THE WAY YOU PAY YOUR RENT. WE DO NOT EXPECT PERFECT CREDIT, NEITHER WILL WE ACCEPT SOMEONE WHO IS ALWAYS LATE WITH THEIR PAYMENTS. WE WANT TO BE A PART OF YOUR ENJOYMENT OF OUR PROPERTY, WE DO NOT WANT TO BE A PART OF YOUR FINANCIAL PROBLEMS.
YES: WE DO PERMIT UP TO TWO PETS WITH PET DEPOSITS. ONE PET IS $200.00, THE SECOND PET REQUIRES AN ADDITIONAL $100.00. PET OWNERS ALWAYS BELIEVE THAT THEIR PETS CAUSE NO DAMAGE. THE TRUTH IS ANY PET WILL CAUSE SOME DAMAGE IE: CARPET STAINS, SCRATCHES ON DOORS AND OR WALLS, HOLES IN THE YARD OR RUN PATHS IN THE GRASS.
PET DEPOSITS ARE NON-REFUNDABLE FOR THE AFOREMENTIONED FACTS. SINCE OUR PROPERTY IS IN NEIGHBORHOODS THAT PROBABLY HAVE CHILDREN WE DO NOT PERMIT ROTTWEILER, DOBERMAN, PIT BULLS OR ANY OTHER AGGRESSIVE BREED.
IT IS THE TENANTS RESPONSIBILITY TO ASCERTAIN IF THE PRIVACY FENCE IS ADEQUATE TO KEEP PETS RETAINED. WHEN THE PROPERTY IS ACCEPTED, NO FURTHER REPAIRS WILL BE MADE TO KEEP PETS IN. IT IS THE TENANTS RESPONSIBILITY TO MAINTAIN THE FENCES SO THAT THE PETS WILL NOT BE ABLE TO GET OUT. THE PET DEPOSIT IS TO REPAIR THE NORMAL DAMAGE AND UNREPAIRED DAMAGE FROM PETS AFTER THE LEASE HAS EXPIRED.
MAY I REPAINT THE INTERIOR?
NO: WE HAVE BEEN VERY THOUGHTFUL IN OUR COLOR CHOICE. WE HAVE BEEN SUCCESSFUL IN FINDING A COLOR COMBINATION THAT WILL ACCENT MOST ANY FURNITURE, THEREFORE WE WILL NOT PERMIT A CHANGE IN THE COLOR SCHEME. THE COST OF REPAINTING A HOUSE WOULD COST MORE THAN TWO THOUSAND DOLLARS, AND IT WOULD BE IMPOSSIBLE TO SECURE A DEPOSIT SUFFICIENT TO REPAINT AFTER A MOVE OUT. NATURALLY IF YOU ARE WILLING TO SIGN A THREE YEAR OR LONGER LEASE, WE WILL NEGOTIATE THE CHANGE IN INTERIOR COLORS. ANY CHANGE HOWEVER MUST FIRST BE APPROVED IN WRITING AND MADE A PART OF THE ORIGINAL LEASE AGGREEMENT.
MAY I HANG PICTURES ON THE WALLS?
YES: WE CONSIDER THE LEASED PREMISES NOT YOUR HOUSE BUT YOUR HOME AND AS SUCH SHOULD BE CUSTOMISED TO FEEL THAT WAY. WE DO HOWEVER EXPECT THAT ALL HOLES BE FILLED AND TOUCH UP PAINTED WHEN YOU VACATE. OTHERWISE THE COST OF SUCH WORK WILL BE WITHHELD FOR YOUR DEPOSIT. THE PAINT WILL BE FURNISHED SINCE IT IS THE PAINT THAT WE USE EVERYWHERE.
DO WE HAVE A REGULARLY SCHEDULED EXTERMINATOR SERVICE?
WE WILL MAINTAIN THE UTILITIES FOR FIVE (5) DAYS AFTER ACCEPTANCE. WE WILL FURNISH YOU WITH THE ELECTIC SERVICE IDENTIFICATION NUMBER (ESID) THAT YOU WILL NEED FOR ELECTRIC SERVICE. PRIVACY LAWS WILL NOT PERMIT US SECURING THE UTILITY CHARGES FOR ANY PROPERTY, THEREFORE WE DO NOT KNOW A COST OF THE UTILITIES. WHAT ABOUT TRASH SERVICE?
TRASH PICKUP AND SEWER SERVICE IS INCLUDED IN YOUR WATER UTILITY SERVICE. UNFORTUNANTELY THE TRASH CONTAINER IN NOT INCLUDED AND NEITHER IS IT INCLUDED IN THE RENTAL PAYMENT. THIS IS AN ITEM THAT WILL BE THE RESPONSIBILITY OF THE TENANT. THE REASON FOR THIS IS THAT THEY SEEM TO DISAPEAR WITH THE TENANT AND WE ARE FORCED TO PURCHASE NEW TRASH CONTAINERS WITH EACH MOVE OUT. TRASH CONTAINERS MAY HAVE BEEN LEFT BY THE PREVIOUS TENANT AND IF SO YOU ARE WELCOME TO USE WHAT IS THERE. OUTSIDE TRASH CANS ARE AVAILABLE AT A REASONABLE COST AT LOWES OR HOME DEPOT.
WHAT IF I NEED TO MAKE SOME REPAIRS?
THE METHOD FOR SECURING REPAIRS IS BETTER EXPLAINED IN THE ADDENDUM TO THE LEASE. ALL REPAIRS ARE SCHEDULED THROUGH THE LANDLORD. ANY REPAIRS ORDERED BY THE TENANT WILL BE THE RESPONSIBILITY OF THE TENANT. WE DO PAY FOR THE REPAIRS THAT ARE FAILURE OF OUR RENTAL PROPERTY. FAILURES AND BREAKAGE DUE TO THE NEGLECT OR UNINTENDED CAUSING PLUMBING PROBLEMS SUCH AS FLUSHING SOMETHING THAT SHOULD NOT BE IN THE TOILET TO BEGIN WITH OR RUNNING THE DISPOSAL WITH FLATWARE IN THE UNIT WILL BE REPAIRED AT THE EXPENSE OF THE TENANT.
OFTEN TIMES IT IS SEVERAL DAYS AFTER MOVE OUT THAT DAMAGE BECOMES KNOWN. IT IS FOUND DURING CLEAN UP AND OR PAINTING AND THE NECESSARY WORK THAT MUST BE DONE FROM ONE TENANT UNTIL THE NEXT MOVES IN, THEREFORE THE DEPOSIT WILL BE MAILED TO YOUR FORWARDING ADDRESS IN 30 DAYS OF MOVE OUT.
MAY I MOVE IN PRIOR TO THE FIRST DAY OF THE MONTH?
YES: ALL LEASES BEGIN ON THE FIRST DAY OF THE MONTH AND END ON THE LAST DAY OF THE MONTH. IF YOU DESIRE TO MOVE IN BEFORE THE LEASE DATE YOU MAY RENT THE PROPERTY DAY TO DAY UNTIL THE LEASE DATE. THE WAY THE DAILY RENT IS DETRIMINED IS BY DIVIDING THE MONTHLY RENT BY 30. USING THAT AMOUNT AS THE DAILY RATE, YOU MAY DETERMINE THE AMOUNT OF RENT BY MULTLIPLYING THE DAILY RATE BY THE NUMBER OF DAYS THROUGH THE LAST DAY OF THE MONTH.
WHO IS RESPONSIBLE FOR YARD AND ALLEY MAINTENANCE?
THE CITY OF SAN ANGELO REQUIRES THAT THE YARD MUST BE KEPT IN A MOWED CONDITION, THAT TREES SHOULD NOT BE LOWER THAT FIFTEEN FEET HIGH IF THEY HANG OVER THE STREET. TRASH IS PICKED IN IN THE ALLEY IF AN ALLEY IS AVAILABLE. IF THE HOUSE HAS AN ALLEY IT IS THE PROPERTY OWNER TO KEEP THE ALLEY CLEAN AND MOWED. IT MUST BE MOWED TO THE MIDDLE OF THE ALLEY. WE REQUIRE THAT THE TENANT MAINTAIN THE PROPERTY IN A WAY AS TO NOT VIOLATE THE CITY ORDINANCE. THE PROPERTY OWNER SHALL BE RESPONSIBLE FOR TREE TRIMMING.
